NorDan Chosen for Kara Street Social Housing Development in Salford

NorDan UK will be supplying StormGuard windows for 91 homes as part of a new development of social, affordable, and shared ownership homes in Salford.

NorDan UK is proud to announce that is has won the contract to provide around 382 windows plus glazed balcony doors to a new low-rise development in Salford, in conjunction with Salix Homes, Watson Homes, and PRP Architects.

The Kara Street properties will comprise a mix of 91 shared ownership, social housing, and affordable rent homes delivered through contractor Watson Homes.

Salford Council will purchase 25 of the homes for social rent, while a further five properties will go to Inspiring Housing Community Land Trust for a community-led housing model, which aims to support affordable homes for local people in Salford and Greater Manchester.

The 32 affordable rent homes will be allocated via Salford Home Search, while the remaining properties will be available via Salix Homes’ affordable homeownership brand – Willo Homes.

Each home in the development will be fitted with NorDan’s proprietary StormGuard three handle tilt-and-turn windows, which were selected for the project due to their durability, long-life span, low maintenance requirements, low environmental impact and excellent thermal values.

We were brought onto the project through a pre-existing relationship with the main contractor, with our triple glazed, Alu-clad timber windows and balcony doors providing the ideal solution for the development – equivalent uPVC windows in the required full-height aperture size would be unable to achieve the desired U-value of 0.8.

The high thermal performance of our StormGuard windows will contribute to a comfortable indoor climate in the new homes, keeping heating bills to a minimum and helping to reduce fuel poverty.

NorDan’s products are designed from Scandinavian heartwood timber and clad in powder-coated aluminium for added resistance to wear, tear, water ingress, and fungal attack. They are tested to exceed British weather performance standards and certified by Secured By Design to provide a safe and secure product that will resist forced entry.

Not only does this ensure a highly durable product with exceptional weather resistance and low maintenance requirements over 60+ years, but also provides a low-embodied carbon solution that keeps the carbon footprint of housing projects to a minimum, thanks to the carbon sink qualities and sustainability of timber as a building material.

NorDan UK’s involvement in the Kara Street project is set to commence in April 2022 and continue until December 2022, with work on the development expected to complete in summer 2023.

This contract marks one of three recent contract wins for NorDan across Northern England, including Stannington, Sheffield and Springwell Gardens, Leeds.
